1. All prices listed include rent, electricity, water and all advertised facilities including garden and pool maintenance. The prices are in Euro and exclude the new Climate Fee Tax (15 EUR/ night Apr – Oct, 4 EUR/ night Nov – Mar) which will be charged separately. The rental price does not include any travel or transfers.

2. The mandatory end cleaning fee will be charged extra and is 150 EUR. It must be paid with the booking.

3. The Owners reserve the right to refuse entry to the villa to Guests who have not fully paid their rental on time or to extra persons from suggested capacity arriving without pre-agreement with the Owners.

4. Check-out time is 11:00 in the morning unless a late check-out is agreed with the Owners. Check-in time is 16:00 unless an early check-in is agreed with the Owners. No garbage bags or bottles etc. should be left in the villa when checking out.

5. Any damages or missing items must be reported immediately to the owners. Although a security deposit is not required, it is understood by all Renters that in case of any substantial damage or item removal from the villas, the Owners can claim materials, labour, or transportation costs or any other fees associated with damage restoration or services rendered.

6. The Renter signing the contract must have a minimal age of 21 and the maximum is 7 guests. Exceptions must be approved by the Owners.

7. Events, gatherings, receptions, BBQ’s, parties or other one day/night social events for any other number of people than the ones agreed upon the booking are not permitted unless otherwise agreed. Extra fees may apply for such events.

8. Supporting personnel (gardener, pool maintenance people, maid) will enter the property at pre-agreed times. Guests will be informed of those dates and times upon arrival.

9. It is not allowed to change the setting or decoration of the houses (including furniture and mattress placement) without the prior consent of the Owners. Inside furnishings stay inside and outside furnishings outside.

10. Linen provided is for in-house use only and not to be taken to the beach. Pool towels are offered for free usage during the stay.

11. Pets are allowed only with prior consent and approval of the Owners. Smoking is only permitted outside the villa and not within the building.

12. Guests are expected to respect neighbours. The Owners reserves the right to terminate the lease of a property without any reimbursement if official complaints are received for extraordinary noise or drunken behaviour.

13. The Owners are not responsible for accidents, injury, or death that take place on the property. Swimming pools should be used with caution. Guests are fully responsible for the use of the pool, so in case of an accident, injury, or death that takes place in or around the pool, Renters waive any future claim against the Owners. By paying the down payment, the Renter agrees to these Terms and conditions.

14. The Owners reserve the right to end the leasing agreement immediately and choose to reimburse or not in case where property management has evidence or receives complaints for impeachment of Greek Law (illegal activities taking place within the villa).

15. In case of unforeseen weather conditions, natural disaster, property damage, or other unexpected cases that make the villa unavailable, the Owners reserves the right to cancel and refund a reservation in full or move the Renter to other similar accommodation with the Guest’s consent.

16. In case of a cancellation due to external factors as mentioned under the previous point, in no circumstance will the Owners be responsible for consequential damages of such a cancellation (ticket loss, extra charges, etc.), and no such claim(s) will be honoured.
